First-time buyers · Your first acquisition

Your first home, considered.

The same care the house brings to every acquisition, from the very first. Here is the whole path from budget to keys, in plain language, with tools to test the numbers and a broker to answer the questions in between.

What matters to you

Tell us what you love, and we'll sort these around you

Four easy questions, about a minute. Every home will tell you why it made your list.

The path

From budget to keys, in seven steps

  1. 01

    Settle on a comfortable budget

Start with the monthly payment you can live with, not the largest loan you can get. The calculator below shows the rule we use so you can adjust it.
  2. 02

    Talk with a lender

A pre-approval tells you what a lender will actually do and makes your offer stronger. You may use any lender you choose; we are glad to introduce a few.
  3. 03

    Decide what matters most

Commute, space, condition, HOA or not, flood zone, and insurance cost. We help you sort must-haves from nice-to-haves before you start touring.
  4. 04

    Tour and compare

Save homes, get alerts, and tour with a broker who points out the things listing photos leave out: roof age, windows, drainage, and insurance factors.
  5. 05

    Make an offer

We review recent sales, write the offer, explain every contingency, and negotiate on your behalf. How an offer comes together.
  6. 06

    Inspections, insurance, appraisal

Your inspection period is your chance to learn the house. We help you line up inspections and insurance quotes early, and respond to what they find.
  7. 07

    Closing and keys

Final walkthrough, closing documents, and keys. We stay in touch afterward for questions about the house or the neighborhood's services.

Affordability

What price range feels right?

Comfortable monthly housing payment

Upper monthly housing payment

Property taxes (estimated, with homestead), yearly
$3,290

Get an exact estimate from the Pinellas County Property Appraiser, or run a QReport: property background check on the address (permits, system ages, flood and new-owner taxes on one page; an independent service).

The rule we used

Comfortable: housing costs up to 28% of gross monthly income, and housing plus other debts up to 36%. Upper: 31% and 43%. Housing includes principal, interest, taxes, insurance, and HOA on a 30-year loan. We solve for the price where the lower of the two limits is met. Property taxes follow the Pinellas County Property Appraiser's new-owner method: 85% of the price, less the Florida homestead exemption, at last year's rates for the area, without special assessments.

An estimate for planning only, not a loan offer or pre-approval. Mortgage insurance, closing costs, and lender requirements are not included and vary by loan type.

Next, just out of curiosity: what would closing cost at that price?

Rent vs. buy

Buying or renting: which suits you?

It often depends on how long you stay. Change the years and watch the answer move.

Over 7 years, estimated

Renting may cost about $6,349 less.

Total rent paid

$2,102
Equity back at sale, after costs

Assumes about 3% buying costs and 7% selling costs, a 30-year fixed loan, and no mortgage insurance or income-tax effects. Net cost of owning is what you pay in, plus the return your down payment could have earned, minus what you keep at sale. An estimate for planning only, not a loan offer or financial advice.

Down payment help

Assistance may be available

State, county, and city programs sometimes help first-time buyers with down payment or closing costs. Eligibility, amounts, and terms change often and usually depend on income, price limits, and the lender you use.

Ask us which state and county programs you may qualify for, and we will point you to lenders who work with them.

Trusted Partners · When you make an offer

You're always free to choose any provider you like. These are the companies that have gone above and beyond for our clients, time and again.

Questions

What first-time buyers ask

How much do I need for a down payment?
It depends on the loan. Some loan programs allow small down payments, and others ask for more. A lender can tell you which options fit your situation. Remember to plan for closing costs, inspections, and moving as well.
Does it cost me anything to work with a buyer's agent?
How buyer brokerage is paid is agreed in writing before we tour homes together, and we explain the options up front.
Why does insurance matter so much in Florida?
Insurance can be a large part of the monthly payment and varies with roof age, construction, and flood zone. We suggest getting quotes during your inspection period, before you are committed.
Should I buy a condo or a house?
Condos can cost less up front but carry association fees and rules, and the association's finances matter. We help you read the documents and ask the right questions either way.
What if my credit is not perfect?
Talk with a lender early. Many buyers improve their options with a few months of preparation, and a lender can tell you what would help most.
