Vacant land

Know what you can build before you buy.

A parcel can look perfect and still be difficult to use. The house works through these questions, in order, during every due diligence period. So can you.

The land checklist

Nine questions for every parcel

General guidance only. Zoning, flood, utility, environmental, and fee rules vary by parcel and change over time. Verify each item with the county or municipality and qualified professionals.

  1. 01

    Zoning and permitted use

Confirm the zoning district and what it allows: a home, a second unit, a business, animals, minimum lot size, setbacks, and height. A future land use designation can differ from current zoning.
  2. 02

    Survey and boundaries

A current boundary survey shows the true lines, encroachments, and easements. Older surveys may not reflect changes.
  3. 03

    Flood zone and elevation

Check the flood zone and the elevation the building would need. Elevation requirements affect foundation design, cost, and insurance.
  4. 04

    Water: city or well

Find out whether public water reaches the lot and what connection costs. If not, a well will need permitting and testing.
  5. 05

Sewer or septic, and a perc test

Public sewer availability, or whether the soil and lot size support a septic system. A percolation test and permitting review come before you commit.
  6. 06

    Access and easements

Legal access matters as much as physical access. Confirm the lot fronts a public road or has a recorded easement, and check for utility or drainage easements that limit where you can build.
  7. 07

    Environmental and wetlands

Wetlands, protected species, trees, and past uses of the land can limit building or require permits and review.
  8. 08

    Impact fees and permits

New construction often carries impact and connection fees. Ask the county or city for the current schedule for your intended use.
  9. 09

    Build cost reality

Price out site work, fill, foundation, utilities, permits, and construction together. Get builder estimates before you close on the land, not after.
