Inspired Nooks Realty, LLC(“we”) operates this website. This policy describes the information we collect when you use it and how we use that information.

Information you give us

When you send a message, request a showing, create an account, or ask for help, we collect what you provide, such as your name, email, phone number, property address, timeframe, and message. If you ask to be introduced to a mortgage professional, we record that request and the consent wording you agreed to.

Activity on our search

Activity on our search is tracked first-party, with no third-party advertising trackers. Your browser is given a random identifier stored in a cookie named inr_vid that lasts up to one year. We use it to record activity on our search, such as searches, filters, homes viewed, saved or shared, and calculator use.

If you sign in, this activity may be connected to your account so that your agent can see which homes interest you and serve you better. If you do not sign in, it stays associated only with the random identifier.

Do Not Track and Global Privacy Control

If your browser sends a Do Not Track signal or a Global Privacy Control signal, we do not record this activity.

Site analytics and how you found us

On our public pages we use Google Analytics to count visits and see which pages are helpful. It uses cookies and collects details such as the pages you view, your general location and your device type. We do not use it for advertising or send it your name, email or phone number, and it never runs in your client account or our back office. It does not load at all if your browser sends a Do Not Track or Global Privacy Control signal. You can also use Google's browser add-on to opt out of Google Analytics.

We also keep a small first-party cookie named inr_attr for up to 30 days. It remembers the first page you visited and the site or campaign that sent you. If you write to us, it is saved with your message so we know what brought you here.

Chat on our website

The chat on our public pages starts with an automated assistant, not a person. If you type a question, it may be answered by an AI service that sees only your question (we remove email addresses and phone numbers first), never your name or contact details. When you ask to talk with a real person, we save your name, the contact details you share and the chat transcript with your inquiry, so our team can reply and follow up. We keep them like any other inquiry, as described below.

Time spent in your account

When you are signed in to your account or our agent back office, we count how many minutes you actively use it each day and which area you are in (for example, your client account page or a section of the back office). We record only the area, the minutes and the date: never what you type, the details on the page, or screenshots. Our owner and technical staff use these daily totals to improve the site, and we keep them for about 13 months. In your client account, this is not recorded if your browser sends a Do Not Track or Global Privacy Control signal.

How we use information

• To respond to you and route your inquiry to an appropriate agent.
• To provide the services you ask for, including saved searches, alerts, and the client portal.
• To improve the website and our services.
• To meet legal, licensing, and recordkeeping obligations.

Payments

Payments for memberships or services are processed by Stripe. We do not store full card numbers on our systems. Stripe's handling of payment information is governed by its own privacy policy.

Sharing

We do not sell your personal information. We share information with service providers that help us run the website and our business (for example, hosting, database, email, and payment providers), with a lender or other professional only when you ask us to, and when required by law.

Retention and security

We keep information as long as needed for the purposes above and for required records. We use reasonable safeguards, but no system is perfectly secure.

Your choices

• You may ask to see, correct, or delete information we hold about you, subject to records we must keep.
• You may clear or block cookies in your browser; the website will still work.
• You may unsubscribe from emails at any time.

Children

This website is not directed to children under 13, and we do not knowingly collect their information.
