By using this website you agree to these terms. If you do not agree, please do not use the website.

In plain English

  • Your information stays yours. We use it to help you, as our Privacy Policy explains.
  • Our guides, tools and reports are ours. Enjoy them for your own move; please don't copy, share your access, or resell them.
  • Estimates are for planning, not advice or an appraisal.
  • Using the site doesn't make us your agent. That takes a written agreement.

Listing data, scraping and AI

Listing information on this website is provided by Stellar MLS through MLS Grid under license. It is offered for consumers' personal, non-commercial use, and only to identify properties you may be interested in purchasing. Information is deemed reliable but not guaranteed and should be independently verified. See our disclosures.

Automated access to the listing data is not permitted. That includes scraping, crawling, bulk downloading, data mining, and any use of the listing data or listing photos by or for an artificial intelligence tool, a machine learning model, model training, an embedding, or a retrieval system. You may not reproduce, store, or redistribute the listing data or photos, in whole or in part, for any purpose.

Inspired Nooks Realty, LLC may block, limit, or end access for anyone who violates these terms, and may take further action under the license and the law. Copyright questions and takedown notices go to our designated copyright agent.

Calculators and estimates

Calculators, payment figures, cap rates, and other estimates are for planning only. They are not a loan offer, appraisal, or financial, tax, or legal advice. Consult qualified professionals before making decisions.

Accounts and memberships

You are responsible for keeping your sign-in secure. Paid memberships renew and may be cancelled as described at the time of purchase.

Acceptable use

  • Do not scrape, crawl, copy, or redistribute listing data or site content, by hand or with automated tools.
  • Do not resell, license, or commercially use any part of the website, its tools, or their results.
  • Do not frame or mirror the website, or reverse engineer its tools, estimates, or methods.
  • Do not interfere with the website's operation or security.
  • Do not submit false information or impersonate others.

Content ownership and copyright

The website, client portal, and their content (text, design, photos we own or license, guides, courses, templates, tools, estimates, and the methods behind them) are © Inspired Nooks Realty, LLC and its licensors, and are protected by copyright and other laws. Using them gives you a personal, non-transferable permission to view and use them for your own real estate decisions. It does not transfer ownership or allow any other use.

Our tools and content

Our guides, CMAs and pricing worksheets, home journeys, calculators, checklists, courses, and other content are Inspired Nooks Realty, LLC's proprietary property. They are for your personal use in your own real estate decisions. Please don't copy or republish them, share your sign-in or access with others, scrape them, or resell or repackage them.

Your own information stays yours. What you tell us about you and your home belongs to you, and we use it as our Privacy Policy describes.

Client portal

If you have a client portal account, it is for you (and anyone you add) to follow your own home search, sale, or transaction with us. Please keep your sign-in private. Documents, reports, and pricing information in your portal are prepared for you and may not be shared publicly, resold, or used to build another product. We may end access that is misused.

Protecting our content

Our client tools and portals (for example your pricing worksheet, home journey, under-contract guide and member tools) show a faint watermark with your name, email and the date. Please don't screenshot, screen-record, photograph, copy, print or share these pages, except with the copy, print and share buttons the page offers you.

When your browser notices an attempt (such as copying outside a text box, printing, or a screenshot shortcut), it is recorded. The first and second times you'll see a gentle reminder. The third time, access is paused (on hold) while our office reviews it, and the office may reactivate it. After a reactivation, another attempt ends access, and only the office can restore it. Something shared outside that we trace through the watermark counts the same way.

Your own records always stay yours: while access is paused or ended, you can still view and download your own documents and messages.

No agency relationship by use

Using this website does not by itself create a brokerage relationship. Any brokerage relationship is established as required by Florida law and our written agreements.

Limitation of liability

The website is provided “as is.” To the extent permitted by law, Inspired Nooks Realty, LLC is not liable for decisions made in reliance on website content.

Flat-Fee Listing Terms

By ordering a flat-fee listing package, you confirm that:

  • You understand what your package includes, and that services not listed are your responsibility.
  • Our fees are set and shown in writing before you sign. Any compensation offered to a buyer's agent is your decision and is not set by the MLS.
  • The broker reviews every listing and its paperwork before it goes live, and may decline a listing.
  • The listing agreement and brokerage relationship disclosure are signed separately after your welcome call.

Beyond the listings shown through our IDX feed from Stellar MLS, Inspired Nooks Realtymay feature homes listed by other brokerages, builders, and owners, but only with written permission. When a listing agent or broker taps “Yes, feature it” on our permission page, they confirm:

  • They are the listing agent or broker for the home, or are authorized by the listing broker, and they give Inspired Nooks Realty, LLC written permission to feature the listing on its website.
  • If they check “Photos too,” they also permit the listing photos and confirm they have the right to share them. Without it, we show the listing without its photos.
  • Every display carries the credit “Listing courtesy of” their brokerage. Inspired Nooks Realty is not the listing brokerage and does not represent the seller.
  • Permission lasts 90 days unless renewed. We remove the listing when they ask, when it is no longer active, or when permission ends, whichever comes first. We check that each featured listing is still active every week.

The exact words agreed to, the name and brokerage given, and the time are kept with the listing. To end permission at any time, email info@inspirednooksrealty.com or call (727) 342-0399.

Changes

We may update these terms. The version posted here applies from its effective date.
