Inspired Nooks takes part in Stellar MLS directly, without belonging to a trade association. Here is what that means for your license, your listings and your showings.
What is a Thompson brokerage?We take part in Stellar MLS directly, without belonging to a trade association.
Inspired Nooks Realty, LLC is a Thompson brokerage. We participate directly in Stellar MLS through the Thompson structure, and we are not members of the national, state or local real estate trade associations.
Your Florida real estate license stays active and valid throughout. You list, show, represent clients, cooperate with every agent in the market and earn commissions exactly as before. Association membership and state licensure are two separate things, and only the membership changes.
Can I still use the MLS?Yes. Stellar MLS, plus MyState and other reciprocal MLSs.
Yes. You have access to Stellar MLS, plus MyState MLS and other reciprocal MLSs wherever you're licensed.
What about contract forms?Full access, through the brokerage.
You have full access to the contract forms you need through the brokerage.
What about lockboxes and showings?Master Lock Bluetooth with ShowingTime, plus non-member Supra access.
Your own Inspired Nooks listings use Master Lock Bluetooth lockboxes integrated with ShowingTime. Your lockbox is issued and tested during onboarding.
There is no member Supra subscription and no Supra fees. You still open Supra lockboxes on other brokerages' listings through Supra's non-member access, and Cara walks every new agent through it.
What do I stop paying?Board, state and national association dues.
Association dues. As a Thompson agent you don't pay local board, state association or national association dues, or the add-ons billed with them, such as political action and foundation contributions. There is no member Supra subscription and no Supra fees either.
What you still pay: your Stellar MLS subscription, billed by Stellar, and one Inspired Nooks monthly brokerage fee that includes transaction management, CRM, design, email and social tools, E&O insurance and admin support. The full plan is shared with agents who ask.
Can I still use the association's trademark title?No. Use Real Estate Agent or Sales Associate instead.
No, never. The national association's trademark title and logo belong to its members, and Stellar identifies them as unavailable to Thompson brokerages. Never describe Inspired Nooks, or yourself while you are here, with that title. Every ad and post names Inspired Nooks Realty, LLC.
Once your membership ends, take the title and logo off your email signature, business cards, website, social profiles, Google Business Profile, portal profiles, Canva templates, presentations and CRM emails.
What to call yourself instead: Real Estate Agent, Florida Real Estate Sales Associate, Real Estate Professional, or Real Estate Broker Associate where applicable.
What do I tell my clients?That nothing about their service changes.
That nothing about their service changes. You are a licensed Florida real estate agent with Inspired Nooks Realty, LLC. You have full MLS access, can show any home, and cooperate with every agent and brokerage in the market.
If someone asks about the association's title, you can say Inspired Nooks takes part in Stellar MLS directly rather than through an association, and that your license and the way you serve them are the same.
How do I switch?License first, then the association, then your MLS. Cara leads you through it.
Cara leads you through it, in this order, so your MLS access never lapses:
1. We transfer your license to Inspired Nooks through DBPR. 2. Then you notify and leave your association. 3. Then we set up your Stellar MLS access.
Along the way you close your member Supra account (you keep non-member access to open Supra lockboxes), retire the association's trademark term everywhere, and get set up with ShowingTime and your Master Lock Bluetooth lockbox.
What do I give up?The association's trademark title and membership perks.
The association's trademark title, association events and member discounts, and association-only member perks, along with the member Supra subscription and its fees.
What you keep or gain: full MLS access, ShowingTime and Master Lock Bluetooth for your listings, non-member access to open Supra lockboxes, full access to the contract forms you need through the brokerage, and continuing education through Florida-licensed providers and the Inspired Agent Academy.
