Listing terms

We offer this listing service to help owners in our community reach the right renters and buyers. By checking the box on our listing form, you agree to these terms.

Your permission to advertise

You give Inspired Nooks Realty, LLC written permission to advertise the property you list on our website, as you describe it, until you take the listing down or it ends. You confirm you are the owner of record, or that the owner has authorized you to list it, and that you will tell us if that changes.

Free, and not a listing or management agreement

• Listing is free. We never charge renters or buyers to see a listing.
• This is not a listing agreement, a brokerage agreement, or a property management agreement. We are not your broker, and we do not represent you, unless you separately sign a written agreement with us.
• We do not manage properties, collect rent, hold deposits, screen tenants, or show homes for you. You handle your own rental or sale.
• If you would like a property manager, we are glad to refer you to one we trust. Any arrangement is between you and them.

Accuracy

You are responsible for everything in your listing: the price, availability, details, photos and description. Please keep it current, and mark it rented or sold when it is. We may show facts from public records (such as a flood zone), which can be out of date.

Fair housing

Your listing, and how you treat everyone who answers it, must follow the federal Fair Housing Act, the Florida Fair Housing Act, and local ordinances. Do not use words that show a preference or limit based on race, color, religion, sex, disability, familial status or national origin, or any class protected locally. Assistance animals are not pets. We check wording and may ask you to change it.

How we check listings

We compare the owner name you give us with county property records, and we confirm your email before a listing goes live. Some listings, including those we cannot match, go to our office for review first. A “verified” badge means the names matched public records; it is not an inspection or a guarantee.

Questions from renters and buyers

Questions come to our office first. We pass them along to you and keep your phone and email private. We may also offer our services to the people who ask, and we may tell them about other homes.

We may remove listings

We may decline, edit for fair-housing wording, pause or remove any listing at any time, including when we cannot confirm ownership, when a visitor reports a concern, or when a listing looks inaccurate. Listings end after 45 days unless you renew them.

No guarantee

We cannot promise that your listing will find a renter or buyer, or how quickly. To the extent permitted by law, Inspired Nooks Realty, LLC is not responsible for your dealings with anyone who answers your listing.

Manufactured homes

For a manufactured or mobile home titled as personal property (a vehicle title), we only advertise your own listing, for free. Our agents do not handle that sale for you.

Private listings, not the MLS

Listings on this service are private listings. They are not in the MLS and are shown in their own sections, labeled as private listings. If you would like buyers' agents to see your home, you can add it to the MLS through our flat-fee service; that is separate and optional.
