Selling a house as-is in St. Petersburg
The honest guide: what buyers will really pay, why some walk away, and how to keep more of your sale.
Some homes are ready for a fresh coat of paint and a weekend open house. Others need a roof, a new electrical panel and a plan. If yours is the second kind, you have more options than a postcard that says "We buy houses," and you deserve to understand each one before you sign anything.
What "as-is" really means in Florida
Selling as-is means you won't make repairs. The buyer accepts the home in its current condition. It does not mean:
- You can skip disclosure. Florida law requires sellers to disclose known facts that materially affect the value of a home and aren't readily visible to a buyer. As-is changes who pays for repairs, not what you must share.
- The buyer can't inspect. Most as-is sales use the Florida Realtors/Florida Bar "AS IS" contract, which gives the buyer an inspection period. During that time, they can cancel for any reason and get their deposit back.
That inspection period is where most as-is sales are won or lost.
Who buys as-is homes, and what each one pays
1. Investors (cash, fast, formula-driven). Most investors price with some version of the 70% rule:
What the home will be worth after renovation (ARV) × 70% − the repair budget = their maximum price.
A home worth $360,000 renovated, with $55,000 of work: $360,000 × 70% = $252,000, minus $55,000 = about $197,000.
That 30% isn't greed. It covers the purchase and sale costs, holding costs, financing and the investor's risk. Offers above the formula do happen, but they're also the ones most likely to fall apart after the walkthrough.
2. Owner-occupant buyers with renovation financing. Some loan programs let a buyer finance the purchase and the repairs together. These buyers often pay more than investors because they're buying a home, not a margin. The trade-off is time: appraisals, contractor bids and lender approval take longer.
3. Wholesalers. Some "cash buyers" plan to sell your contract to someone else for a fee. That's legal when it's disclosed, but read the contract: if it's assignable, the person you negotiated with may not be the one who closes.
Why buyers walk away (and how to keep them)
The most common reason an as-is sale collapses: the offer came before the buyer saw the house. A strong number on paper is a hypothesis until the buyer has walked the property with their contractor.
How we protect your sale:
- 01
Diligence up front. A four-point inspection, a roof quote and title work are ready before the first showing, so buyers price from facts, not fear.
- 02
Walkthrough before acceptance. We ask serious buyers to see the home before we put their offer at the top of the pile.
- 03
Proof of funds with every offer. Current, from a real account, sized to the price.
- 04
Short inspection periods. Days, not weeks, so your home isn't off the market while a buyer shops.
- 05
A backup offer. If the first buyer walks, the second is already in line.
How to net the most on an as-is sale
Price is only part of it. The net to you depends on:
- Who pays closing costs. Some buyers will cover them all.
- Buyer's agent compensation, if requested.
- Title company and documentary stamps (in Florida, $0.70 per $100 of the price, usually paid by the seller).
- Your payoffs, including any solar or equipment loans.
- Time. A clean 10-day close can be worth more than a higher price that takes six weeks or falls apart.
Every offer we receive comes with an estimated net sheet, so you compare what you keep, not just the headline number.

Questions sellers ask
Do I have to fix anything to sell?
No. You can sell in any condition. You still have to disclose known problems that aren't easy to see.
Will I get less selling as-is?
Usually less than a renovated home, but you skip the cost, time and risk of renovating. The right comparison is your net in each scenario, which we'll calculate with you.
How fast can an as-is sale close?
Cash buyers can close in 7 to 21 days once the title is clear. Renovation-loan buyers usually take 30 to 45 days.
What's the difference between a listing and a "we buy houses" company?
A buyer company is one buyer making one offer. A listing puts your home in front of many buyers who compete, with a licensed professional representing you.
Is my information private?
Yes. Your offers, your net sheets and your decisions are on a private page only you and your agent can see.
