Hillsborough County, Florida

Tampa real estate, considered.

A city on the bay and the river, with a promenade along the water.

Tampa sits at the head of Hillsborough Bay, where the Hillsborough River reaches the water. Its downtown, its islands and its older neighborhoods lie close together, joined by Bayshore Boulevard, the Riverwalk and a short run of bridges.

The city is the seat of Hillsborough County, and it faces St. Petersburg across Old Tampa Bay. Commuting from one side of the bay to the other is common, so the bridges between them are part of everyday life here.

If you are weighing Tampa against St. Pete, we would be glad to walk both with you. Which matters more to you: the water at the end of the street, or the city at the end of the block?

Homes here

Early 20th-century bungalows and Mediterranean Revival homes in Hyde Park, Seminole Heights and on Davis Islands; mid-century and newer homes across South Tampa; waterfront homes on the bay and the islands; high-rise and mid-rise condominium residences downtown, in the Channel District and in Westshore; and townhomes and planned-community homes farther out, as in Westchase.

Getting around

Three crossings join Tampa and Pinellas County. Interstate 275 crosses Old Tampa Bay on the Howard Frankland Bridge from Westshore to St. Petersburg. The Gandy Bridge (U.S. 92) runs from South Tampa to northeast St. Petersburg. The Courtney Campbell Causeway (State Road 60) leads from Westshore to Clearwater. Travel time across the bay depends greatly on the hour, so it helps to drive it at the time you would commute before you decide.

Places

A few of our favorite places

  • South Tampa and Bayshore

Bayshore Boulevard follows Hillsborough Bay for about four and a half miles, with a balustraded promenade for walking, running and cycling. The streets behind it run south toward Gandy Boulevard and the Interbay peninsula, lined with homes from many decades.

  • Hyde Park

One of the city's oldest neighborhoods, just west of downtown across the river. Brick streets and early 20th-century homes surround Hyde Park Village, an open-air district of shops and restaurants.

  • Davis Islands

Islands built in Hillsborough Bay in the 1920s by developer D. P. Davis, with Mediterranean Revival homes along curving streets, a yacht basin, waterfront parks and Peter O. Knight Airport at the southern tip.

  • Harbour Island

A small island across the Garrison Channel from downtown, reached by a short bridge, with condominium residences, townhomes and homes along the water and the downtown skyline close at hand.

  • Channel District and downtown

East of downtown along the Garrison Channel, newer mid-rise and high-rise residences sit near the Florida Aquarium and the Water Street district. The Tampa Riverwalk follows the Hillsborough River through downtown, and the TECO Line Streetcar runs to Ybor City.

  • Seminole Heights

North of downtown along the Hillsborough River, a historic neighborhood known for its Craftsman bungalows from the 1910s and 1920s, deep porches and tree-lined streets, with independent restaurants along Florida Avenue.

  • Westshore

The business district near Tampa International Airport, with office towers, two large shopping centers, condominium residences and townhomes, at the Tampa end of the Howard Frankland Bridge and the Courtney Campbell Causeway.

  • Westchase, nearby

A planned community in unincorporated northwest Hillsborough County, developed from the 1990s, with homes grouped into villages around a golf course, parks and a town center. Many of its villages have a homeowners association and deed restrictions worth reading early.

Worth knowing

Near the water, a few things to know

  • Flood zones

Much of South Tampa, Davis Islands, Harbour Island and the land along the bay and the river lies in FEMA flood zones, and the zone can change from one street, or one lot, to the next. FEMA's flood map service shows the zone for any address and whether a lender is likely to require flood insurance.

  • Elevation certificates

A surveyor's elevation certificate records how high a building sits compared with the flood map. It is useful for insurance quotes and permits, and a seller may already have one.

  • FEMA's 50% rule

In a FEMA special flood hazard area, if the cost to improve or repair a building reaches 50% of the building's market value, the whole building must be brought up to current floodplain standards, which can mean elevating it. The City of Tampa, or Hillsborough County outside the city, is the place to ask before planning a renovation.

  • Insurance and disclosure

A standard homeowners policy does not cover flood, and windstorm coverage is often quoted on its own terms, so it helps to request quotes early in the inspection period. Florida sellers of residential property give buyers a flood disclosure at or before the signing of the contract.

  • Property taxes reset at sale

In Florida, a sale resets a home's assessed value to market value as of the next January 1, so the seller's tax bill is rarely what a new owner pays. The Hillsborough County Property Appraiser's website shows each parcel's values and exemptions and has an estimator for a new owner's taxes.

Questions

Tampa, answered

What are the main neighborhoods in Tampa?

Close to the water and downtown: South Tampa and Bayshore, Hyde Park, Davis Islands, Harbour Island, the Channel District and downtown, and Seminole Heights to the north. Westshore sits by the airport, and Westchase is a planned community in unincorporated northwest Hillsborough County.

How do you get from Tampa to St. Petersburg?

Interstate 275 crosses the bay on the Howard Frankland Bridge from Westshore. The Gandy Bridge (U.S. 92) runs from South Tampa to northeast St. Petersburg, and the Courtney Campbell Causeway (State Road 60) leads to Clearwater. Travel time depends greatly on the hour.

Is Tampa in a flood zone?

Parts of it are, especially near the bay and the river, and the zone can change from one block to the next. FEMA's flood map service shows the zone for a specific address, and a surveyor's elevation certificate shows how high a building sits compared with the flood map.

How much are property taxes on a home in Tampa?

It depends on the price and whether it will be your homestead. In Florida, a sale resets the assessed value, so the seller's bill is rarely what you will pay. Our affordability tool estimates the new owner's taxes for Tampa the way the Hillsborough County Property Appraiser's estimator does, with and without the homestead exemption. It is an estimate for planning, not a tax bill. Estimate yours.
