Downtown St. Petersburg real estate · Pinellas County, Florida
Morning light on the harbor, and museums at the end of the block.
Downtown St. Petersburg meets Tampa Bay along a chain of public parks: Vinoy Park, North and South Straub Park, Spa Beach and Demens Landing, with the St. Pete Pier reaching out between them. Beach Drive runs beside the water, and the city's museums sit close enough to walk from one to the next.
History took flight here: on January 1, 1914, the world's first regularly scheduled airline left St. Petersburg for Tampa, 23 minutes across the bay. The St. Petersburg Museum of History, on 2nd Avenue NE by the Pier, tells the story in its Flight One Gallery.
Our office is here, on 1st Avenue North. Would it help to spend an unhurried morning downtown before you decide? Walk the waterfront, have coffee on Beach Drive, and see how it feels at your own pace.
Homes here
High-rise and mid-rise condominium residences along and near the waterfront, and townhomes, with early 20th-century houses and bungalows in the historic neighborhoods at downtown's edges, including the Old Northeast to the north.
Getting around
Downtown is made for walking. PSTA's SunRunner, Tampa Bay's first bus rapid transit line, runs about 10 miles from downtown to St. Pete Beach, every 15 minutes at busy hours. Interstate 275 connects through I-175 and I-375 to Tampa and the Sunshine Skyway, and the Pinellas Trail begins downtown.
Places
The 26-acre Pier District opened on July 6, 2020. Its pier reaches 1,380 feet into the bay, with parks, a splash pad and playground, places to eat, public art and the Tampa Bay Watch Discovery Center.
The Dalí Museum, in a building designed by Yann Weymouth, stands at One Dalí Boulevard on the waterfront. The Museum of Fine Arts has welcomed visitors on Beach Drive since 1965. The James Museum of Western & Wildlife Art is on Central Avenue downtown, and the Imagine Museum, devoted to contemporary glass, is a little farther west along Central.
The city's Municipal Marina, beside the Pier at Demens Landing, has 640 wet slips and a transient dock. To the north, The Vinoy, a Mediterranean Revival hotel that opened as the Vinoy Park Hotel on New Year's Eve 1925, looks out over the Vinoy basin.
Worth knowing
Much of the shoreline here lies in FEMA flood zones, and the zone can change from one street, or one lot, to the next. Pinellas County's flood map service shows the zone for any address and whether a lender is likely to require flood insurance.
A surveyor's elevation certificate records how high a building sits compared with the flood map. It is useful for insurance quotes and permits; a seller may already have one, and the county keeps copies for many buildings permitted in the floodplain.
In a FEMA special flood hazard area, if the cost to improve or repair a building reaches 50% of the building's market value, the whole building must be brought up to current floodplain standards, which can mean elevating it. Some communities count improvements over several years or use a lower threshold, so the local floodplain office is the place to ask before planning a renovation.
A standard homeowners policy does not cover flood, and windstorm coverage is often quoted on its own terms, so it helps to request quotes early in the inspection period. Florida sellers of residential property give buyers a flood disclosure at or before the signing of the contract.

It depends on the price and whether it will be your homestead. In Florida, a sale resets the assessed value, so the seller's bill is rarely what you will pay. Our affordability tool estimates the new owner's taxes for downtown St. Petersburg the way the Pinellas County Property Appraiser's estimator does, with and without the homestead exemption. It is an estimate for planning, not a tax bill. Estimate yours.
