South Pasadena real estate · Pinellas County, Florida
A small city on the bay, halfway to the Gulf.
South Pasadena sits on Boca Ciega Bay between St. Petersburg and the Gulf beaches, with about 0.6 square miles of land, according to the U.S. Census Bureau. In 1942 it was eight buildings along one main street, then called Pass-A-Grille Way. The city was incorporated on July 1, 1955. Its link to St. Pete Beach, the Corey Causeway, is named for Jack Corey, chairman of the Pinellas County Commission, who championed the crossing; the county named it in his honor after his death in 1929.

Getting around
Pasadena Avenue South runs through the city, and the Corey Causeway crosses Boca Ciega Bay to St. Pete Beach. PSTA's SunRunner connects to downtown St. Petersburg and the beach.
Places
The bay has drawn people here from the start; the city's own history remembers its blue-green water and tall Australian pines. Today it frames the city's waterfront.
PSTA's SunRunner stops in South Pasadena on its route between downtown St. Petersburg and St. Pete Beach, a little over half an hour end to end.
St. Pete Beach is just across the bay, and Gulfport's waterfront district and downtown St. Petersburg are a short drive east.
Worth knowing
Much of the shoreline here lies in FEMA flood zones, and the zone can change from one street, or one lot, to the next. Pinellas County's flood map service shows the zone for any address and whether a lender is likely to require flood insurance.
A surveyor's elevation certificate records how high a building sits compared with the flood map. It is useful for insurance quotes and permits; a seller may already have one, and the county keeps copies for many buildings permitted in the floodplain.
In a FEMA special flood hazard area, if the cost to improve or repair a building reaches 50% of the building's market value, the whole building must be brought up to current floodplain standards, which can mean elevating it. Some communities count improvements over several years or use a lower threshold, so the local floodplain office is the place to ask before planning a renovation.
A standard homeowners policy does not cover flood, and windstorm coverage is often quoted on its own terms, so it helps to request quotes early in the inspection period. Florida sellers of residential property give buyers a flood disclosure at or before the signing of the contract.

It depends on the price and whether it will be your homestead. In Florida, a sale resets the assessed value, so the seller's bill is rarely what you will pay. Our affordability tool estimates the new owner's taxes for South Pasadena the way the Pinellas County Property Appraiser's estimator does, with and without the homestead exemption. It is an estimate for planning, not a tax bill. Estimate yours.
