Treasure Island & Madeira Beach real estate · Pinellas County, Florida

Treasure Island & Madeira Beach, considered.

Wide sand, two passes, and a fishing village on the water.

Treasure Island and Madeira Beach face each other across John's Pass, a channel the City of Madeira Beach traces to a hurricane on September 27, 1848. Treasure Island became a city on May 3, 1955, when four towns joined; Madeira Beach was incorporated as a town on May 5, 1947.

The U.S. Census Bureau counts about 1.5 square miles of land in Treasure Island and about 1 in Madeira Beach. Would it help to see both sides of the pass before you choose? Each has its own rhythm.

Homes here

Gulf-front condominium residences, homes along canals and the bay, and cottages and townhomes on the quieter side streets.

Getting around

The Treasure Island Causeway, opened in 1939, and the causeway at Madeira Beach, first opened in 1926, cross Boca Ciega Bay to the mainland. Gulf Boulevard ties the beach towns together, north toward Clearwater and south to St. Pete Beach.

Places

A few of our favorite places

  • Treasure Island's beach

Three miles of Gulf sand, unusually wide through the middle of the island. At the southern tip, a half-mile boardwalk circles Sunset Beach, where Blind Pass meets the Gulf.

  • John's Pass Village

A waterfront village and boardwalk along the pass, begun in 1980, with more than a hundred shops and restaurants, the local fishing fleet and boats heading out to watch dolphins.

  • Archibald Memorial Beach Park

Madeira Beach's main public beach park on the Gulf, conveyed for public use in 1933.

Worth knowing

Near the water, a few things to know

  • Flood zones

Much of the shoreline here lies in FEMA flood zones, and the zone can change from one street, or one lot, to the next. Pinellas County's flood map service shows the zone for any address and whether a lender is likely to require flood insurance.

  • Elevation certificates

A surveyor's elevation certificate records how high a building sits compared with the flood map. It is useful for insurance quotes and permits; a seller may already have one, and the county keeps copies for many buildings permitted in the floodplain.

  • FEMA's 50% rule

In a FEMA special flood hazard area, if the cost to improve or repair a building reaches 50% of the building's market value, the whole building must be brought up to current floodplain standards, which can mean elevating it. Some communities count improvements over several years or use a lower threshold, so the local floodplain office is the place to ask before planning a renovation.

  • Coastal construction

Along the Gulf-front beaches, building or excavating seaward of Florida's Coastal Construction Control Line needs a permit from the Florida Department of Environmental Protection, in addition to local permits.

  • Insurance and disclosure

A standard homeowners policy does not cover flood, and windstorm coverage is often quoted on its own terms, so it helps to request quotes early in the inspection period. Florida sellers of residential property give buyers a flood disclosure at or before the signing of the contract.

Questions

Treasure Island & Madeira Beach, answered

Where is John's Pass?

Between Treasure Island and Madeira Beach. The pass was opened by a hurricane in 1848, and John's Pass Village, a boardwalk of shops and restaurants, lines it today.

How long is the beach on Treasure Island?

About three miles of Gulf sand, widest through the middle of the island, with a half-mile boardwalk around Sunset Beach at the southern tip.

How much are property taxes on a home in Treasure Island or Madeira Beach?

It depends on the price and whether it will be your homestead. In Florida, a sale resets the assessed value, so the seller's bill is rarely what you will pay. Our affordability tool estimates the new owner's taxes for Treasure Island or Madeira Beach the way the Pinellas County Property Appraiser's estimator does, with and without the homestead exemption. It is an estimate for planning, not a tax bill. Estimate yours.
