Tierra Verde real estate · Pinellas County, Florida

Tierra Verde, considered.

Islands, open water, and the road to Fort De Soto.

Tierra Verde sits at the southern tip of Pinellas County, on the Pinellas Bayway between St. Pete Beach, the mainland and Fort De Soto Park. It was once fifteen small islands, the largest, Cabbage Key, about 289 acres. The U.S. Census Bureau counts about 1.2 square miles of land.

It is unincorporated, so Pinellas County serves as its local government. If your days begin at the dock, this may feel like home. What would you most like to reach by water?

Getting around

The Pinellas Bayway, which includes a state toll plaza, connects Tierra Verde to St. Pete Beach and to the mainland near Interstate 275 and the Sunshine Skyway.

Places

A few of our favorite places

  • Fort De Soto Park

The largest park in the county system, 1,136 acres across five keys at the end of the Bayway, with nearly three miles of beach, two fishing piers, trails, a boat launch and a historic fort.

  • On the water

Canals wind through the community and open onto the bay, with Tampa Bay and the Gulf close at hand.

  • Pass-a-Grille, next door

Pass-a-Grille's beach and Eighth Avenue are a few minutes north across the Bayway.

Worth knowing

Near the water, a few things to know

  • Flood zones

Much of the shoreline here lies in FEMA flood zones, and the zone can change from one street, or one lot, to the next. Pinellas County's flood map service shows the zone for any address and whether a lender is likely to require flood insurance.

  • Elevation certificates

A surveyor's elevation certificate records how high a building sits compared with the flood map. It is useful for insurance quotes and permits; a seller may already have one, and the county keeps copies for many buildings permitted in the floodplain.

  • FEMA's 50% rule

In a FEMA special flood hazard area, if the cost to improve or repair a building reaches 50% of the building's market value, the whole building must be brought up to current floodplain standards, which can mean elevating it. Some communities count improvements over several years or use a lower threshold, so the local floodplain office is the place to ask before planning a renovation.

  • Insurance and disclosure

A standard homeowners policy does not cover flood, and windstorm coverage is often quoted on its own terms, so it helps to request quotes early in the inspection period. Florida sellers of residential property give buyers a flood disclosure at or before the signing of the contract.

  • County, not city

Because Tierra Verde is unincorporated, building permits and floodplain questions go to Pinellas County rather than to a city.

Questions

Tierra Verde, answered

Is Tierra Verde part of a city?

No. Tierra Verde is unincorporated, so the Pinellas County Board of County Commissioners serves as its local government, and county departments handle permits.

How do you get to Fort De Soto from Tierra Verde?

Follow the Pinellas Bayway south; the park begins just past the bridge at the end of the road.

How much are property taxes on a home in Tierra Verde?

It depends on the price and whether it will be your homestead. In Florida, a sale resets the assessed value, so the seller's bill is rarely what you will pay. Our affordability tool estimates the new owner's taxes for Tierra Verde the way the Pinellas County Property Appraiser's estimator does, with and without the homestead exemption. It is an estimate for planning, not a tax bill. Estimate yours.
