Gulfport real estate · Pinellas County, Florida

Gulfport, considered.

A small city on Boca Ciega Bay, with art on the boulevard and the water at the end of it.

Gulfport sits on Boca Ciega Bay just west of St. Petersburg, with about 2.8 square miles of land, according to the U.S. Census Bureau. It was incorporated in 1910. Its founders met at the first Casino, which stood by a 700-foot dock into the bay, where a trolley along today's Beach Boulevard met the boats to Pass-a-Grille.

Beach Boulevard still runs down to the water. Picture an evening walk to the bay, then tell us what you would want waiting at home.

Places

A few of our favorite places

  • The waterfront district

Gulfport's Waterfront Redevelopment District runs along Beach Boulevard South from 21st Avenue South to the shoreline, with galleries, cafés and shops. At the end, Williams Pier reaches 521 feet into Boca Ciega Bay.

  • The Casino Ballroom

Built on the bay in 1934 and listed on the National Register of Historic Places in 2014, the Gulfport Casino Ballroom is closed for restoration after hurricane damage in 2024. The city has said it expects to reopen it in late 2027 or early 2028.

  • Marina and nature

The Gulfport Municipal Marina offers slips, fuel and boating supplies. Clam Bayou Nature Park is one of the city's quieter green spaces, and the Gulfport History Museum keeps the town's story.

Worth knowing

Near the water, a few things to know

  • Flood zones

Much of the shoreline here lies in FEMA flood zones, and the zone can change from one street, or one lot, to the next. Pinellas County's flood map service shows the zone for any address and whether a lender is likely to require flood insurance.

  • Elevation certificates

A surveyor's elevation certificate records how high a building sits compared with the flood map. It is useful for insurance quotes and permits; a seller may already have one, and the county keeps copies for many buildings permitted in the floodplain.

  • FEMA's 50% rule

In a FEMA special flood hazard area, if the cost to improve or repair a building reaches 50% of the building's market value, the whole building must be brought up to current floodplain standards, which can mean elevating it. Some communities count improvements over several years or use a lower threshold, so the local floodplain office is the place to ask before planning a renovation.

  • Insurance and disclosure

A standard homeowners policy does not cover flood, and windstorm coverage is often quoted on its own terms, so it helps to request quotes early in the inspection period. Florida sellers of residential property give buyers a flood disclosure at or before the signing of the contract.

How much are property taxes on a home in Gulfport?

It depends on the price and whether it will be your homestead. In Florida, a sale resets the assessed value, so the seller's bill is rarely what you will pay. Our affordability tool estimates the new owner's taxes for Gulfport the way the Pinellas County Property Appraiser's estimator does, with and without the homestead exemption. It is an estimate for planning, not a tax bill. Estimate yours.
